Expertise

Christine’s areas of expertise are:

  • Commercial law and contracting
  • Property law and leasing
  • Construction law

Christine’s significant achievements with the firm include:

  • Advising one of the transaction parties on an agreement to construct and lease new office accommodation in Woden for the Department of Health and Ageing. The project comprised land transfer, the development of a new building and a joint venture for its eventual sale.

  • Providing advice on the acquisition of a development site where the Crown Lease was potentially a concessional lease under s235C of the Planning and Development Act 2007.  This matter also involved determining the flood zone on the land and evaluating possible heritage issues.

  • Assisting a Commonwealth Department with entering into an underlease for its office accommodation. Christine also advised the Department in relation to a market rent review under its existing lease for office space, and in so doing, uncovered a possible debt due to the Commonwealth for the purpose of the Financial Management and Accountability (Finance Minister to Chief Executives) Delegation 2009 (Cth).

  • Acting as lead adviser to Melvip Pty Ltd regarding its sale of a new office building.  The property was leased to AMSA and then sold to the investor, who required warranties from the builder and developer regarding build quality and the provision of extra building securities and novated warranties.

  • Advising PrimeSpace Property Investment on its acquisition of Canberra House.  This was a process requiring extensive due diligence, the acquisition of a sublease and the Crown Lease  from separate sellers, and Supreme Court proceedings regarding the lapse  of a caveat that was unlawfully registered on title.

  • Managing the sale of 342 units in a residential development with a project value of $130 million.  A key aspect of the project was that the majority of the contracts were exchanged in 2002, and the development itself was not completed until 2007 as a result of the 2003 Canberra bushfires.  However, due to the well-drafted contracts and advice given to the client about managing buyer  expectations, no contracts were terminated by buyers during the intervening five years.
